Kingsford previews The Hill @ One-North starting at S$1.9m

Kingsford Real Estate Development begins previews Saturday, April 6, for its latest condo project at Slim Barracks Rise. Prices start as low as S$1.9m for a unit with two bedrooms.

The condominium will sit on 63.901 square feet (sq. ft.) of land in District 5. It will contain 142 units over two 11 storey towers and a 7-storey block.

Units with a size between 732 and 888 sq ft are available for as low as S$1.9mil, which is S$2,596/sqft. S$2.3million, or S$2,429psf, is the price of a unit with 3 bedrooms between 947 and 1 227 sq ft. The price of four-bedders starts at S$3 Million, which is S$2,445/sqft.

Ten bidders fought for the 99-year site in 2021. The winning bid was S$162.4M or S$1,210/sqft/plot ratio (psf ppr) by Gao Xiuhua.

URA’s statement at the site’s launch said this site is part JTC’s continuing efforts to inject residential spaces into one-north.

Kingsford Development, through a spokesperson, said the project includes five commercial spaces that will be introduced at a date to come. Four commercial units will have street frontage and the remaining unit, on the top floor, will face north Park.

Blossoms on the Park launched its project within the surrounding area in April 2014, with prices ranging from S$2,200 up to S$2,400. The 275 project comprises units from 1 to 4 bedrooms, all in one 27-storey tower.

The project occupies an 85 648 sq ft lot and was purchased by EL Development for S$320.1 millions, or S$1,245 psf ppr. The project sold 241 condo units as of 26 March. There were 16 transactions in 2024. The average price was S$2,562/sf.

One-North Eden, a project with 165 apartments in the vicinity, was completely sold out by 2022. The average price was S$1,988 sq ft.

One-North houses are limited in number as Blossoms @ The Hill @ One-North and Blossoms @ The park are the two only sites zoned residential.

Blossoms at the Park is 90.2% sold. Rents here are around 20 percent higher than those at nearby non landed projects such as Dover Parkview, Heritage View and Heritage View.

The Hill@One-North does not have any new private residential development planned. There are currently two projects slated for the market. However, they are located in Media Circle further away and won’t be launched until next year.

The Government Land Sales will be launching a tender for another plot in May.

The Hill @ One-North project will be completed in 2026.
